    Severe Water Leaks: If it can't wait until morning.

    Break-In Damage: Compromised security? Report to the police first and get a crime number.

    Lock Malfunctions: If it’s faulty, not just lost keys (charges may apply if the lock is fine).

    Structural Damage: Serious and immediate risks.

    Toilet Issues: Only one toilet and it’s non-functional? (Note: Misuse might mean you cover the call-out cost).

    Total Power Loss: Dangerous electrical faults.

    No Heat/Hot Water in Winter: Especially for the vulnerable (try resetting the boiler first).

    For fires, crimes, or medical emergencies, call 999 immediately.

    • No Heat/Hot Water in Summer: Unless there are special needs.

    • Appliance Breakdowns: Report these the next business day.

    • Locked Out?: Call a locksmith like JW Security (Julian: 07860 606151). Note: We don’t cover lockout costs unless it's a fault with the lock—keep your receipt!

    Non-emergencies will be handled during normal working hours. Report issues via our contact form.

    If you call out our emergency contractor for a non-emergency, we can't guarantee reimbursement. For properties not managed by us, please get landlord consent before calling. Unapproved calls might not be covered.
