We are proud to work with like-minded landlords, and we carefully take over the full management of their property - properly. And that starts with finding the right tenants too and we want to work closely with you, as a tenant and client.

Building a good relationship with you, as a prospective tenant is important to us. Why is that you might ask? Very simple - if you are happy, we are happy and we know you’ll treat the property as if it were your own, and that is what we promote when we say we manage property properly.

We respond quickly to problems but importantly, we’ll show you how things work, what to expect. Each property is unique of course. And we want you to feel at home.

  • At bb haus we totally get that life doesn't always fit into a 9-to-5 schedule. That's why we're super flexible with our property viewings. Can't make it during regular hours? No worries! Just let us know, and we'll do our best to find a time that works for you. Remember, some properties are still occupied, so we have to be a little considerate when booking those early Saturday or late evening slots.

  • Ready to make an offer? Exciting times! We'll ask you to fill out an offer form so we can formally present it to the landlord. Got any special conditions or requests? Make sure to include them now so we can keep everything crystal clear during negotiations.

  • Once your offer gets the thumbs up from the landlord, we'll need a deposit to show you're serious about moving forward. It’s just one week's rent, payable by bank transfer. If you decide to back out or if your references don’t quite stack up (unlikely we hope), the deposit is non-refundable. But if the landlord changes their mind, you get it back. If everything goes according to plan, this amount will come off your first month's rent.

  • Before you can move in, we need to check a few things. We use an independent company to handle referencing, so they’ll be in touch with your referees. This includes a Right to Rent check, a reference from your previous landlord (if applicable), and an income and credit check. If you need a guarantor, we’ll check their credit and income too. Just remember, all offers are subject to passing these references.

  • To make sure everything’s above board with the Immigration Act 2014, we will need to see the original version of your passport and or visa to confirm your right to reside in the UK. We’ll need to meet IRL, f2f for this but that’s easy! We’ll make copies and note the date of any subsequent checks that may need to take place. Without these documents we can not exchange contracts.

  • Once you’ve passed the referencing stage with flying colors, we’ll whip up your contract. You'll either get an Assured Shorthold Tenancy agreement or a Common Law Tenancy agreement. Not sure what that means? No problem—a member of our Lettings Department will gladly walk you through it.

  • Depending on what break-clause you have (if any) in your tenancy agreement, we will assist you fully if you need to leave the property - due to it being a new job or other circumstances.

    Please speak to our lettings team who can look through your contract for advice. There is always a solution!

    Oh, and just so you know, bb haus is a member of the Property Redress Scheme. All lettings agents have a legal responsibility to belong to a redress scheme and, if at any point, you feel the service one of our members has provided falls short of what is expected, you are able to contact them to raise a complaint.

  • Here’s what you’ll need to budget for before moving in:

    • A deposit of five weeks’ rent (for rent under £50,000 per year) or six weeks’ rent (for rent over £50,000 per year)

    • First month’s rent in advance

    • A change of tenant fee of £41.67 + VAT (£50 inc VAT) to cover paperwork, deposit re-registration, and new tenant referencing

  • We accept payments by bank transfer. We’ll give you our bank details when you need them.
